    Containment and controlled demolition

    Materials that cannot be dried in place come out: saturated carpet pad, swollen baseboard, wet insulation, and drywall below the wet line. We contain the work area so the rest of the house stays livable. On a Fulshear new-build this is usually far less demolition than homeowners expect, because the materials are newer and often dry in place.

    Structural drying

    Air movers and dehumidifiers are set to a drying plan sized to the class of loss, per IICRC S500. Air movement alone is not drying. Moving air across wet material without dehumidification relocates moisture into wall cavities and framing instead of removing it from the building, which is the most common reason we get called to a house someone already tried to dry with box fans.

    Daily monitoring

    We take and log moisture readings every day until the affected materials reach the documented dry standard, not until the equipment has been running some fixed number of days. Those daily logs are also what your adjuster wants to see, so the documentation doubles as claim support.

    Reconstruction

    Drywall, texture, paint, trim, and flooring go back. The same crew that ran the demolition handles the rebuild, so nobody disappears between the mitigation invoice and the repair.

That said, your warranty is a contract rather than a statute, so the governing document is the warranty booklet you received at closing and the date that matters is your closing date, not the age of your neighborhood. A builder warranty claim moves in days while water moves in hours, and nearly every homeowners policy separately requires you to take reasonable steps to prevent further damage, so waiting on a warranty determination can put your insurance claim at risk. Stop the water, document everything before anything is moved, start mitigation, and pursue the warranty and the insurance claim in parallel from there.
Is Fulshear in a flood zone, and does homeowners insurance cover water damage here?
Flood zone designations in Fulshear vary lot by lot rather than neighborhood by neighborhood, so the only reliable answer for your address is the current FEMA flood map for that specific parcel. Proximity to the western reach of the Brazos River and to the agricultural drainage network west of town matters, but so does exactly where your lot sits relative to it.
