When a loss makes your home unlivable, your contents need care most contractors do not provide. After the February 2021 freeze we packed out furniture, electronics, and family heirlooms from hundreds of homes across Katy and west Houston — the contents work was the difference between a family keeping what mattered and writing it off on a depreciation schedule. We inventory every item room-by-room with photographs, separate salvageable from non-salvageable per your adjuster’s instructions, and pack salvageable contents into climate-controlled storage.

Soft goods (clothing, linens, upholstery) go through ozone or hydroxyl treatment for smoke odor. Hard goods are cleaned by hand. Electronics get specialized treatment. Everything is tracked with a manifest that your carrier signs off on before items return to the rebuilt space.

What can usually be saved, and what usually cannot

The honest version, because homeowners deserve to know before they start grieving over a box.

Usually salvageable: hard goods (metal, glass, ceramic, sealed hardwood), most clothing and textiles through specialized laundering, electronics if they are cleaned before corrosion sets in, photographs and documents if they are stabilized quickly, and most furniture with non-porous or cleanable finishes.

Usually not salvageable: anything porous that took Category 3 water, mattresses and upholstered furniture in contaminated losses, particle board and pressed-wood furniture once it has swelled, and paper goods that have already dried into a block.

Time-critical: electronics and photographs. Both degrade fast once contaminated moisture is sitting on them, and both are frequently recoverable if they get attention in days rather than weeks.

Why a pack-out helps the claim, not just the contents

Inventory is leverage. A documented, photographed, itemized contents list is the difference between a contents settlement built from your memory under stress and one built from a record. Carriers settle contents from lists, and the list is almost always the homeowner’s job unless someone else makes it.

Will my homeowners insurance cover water damage restoration?
Most homeowners policies cover sudden and accidental water damage — a burst pipe, an overflowing dishwasher, an ice-maker line that lets go overnight. What is typically excluded is flooding from outside the home (storms, rising creeks), which requires a separate NFIP or private flood policy. We document everything to your carrier's standard and bill your insurance directly when the loss is covered.
